Real Estate Analyst (New York City)

Position Summary:
The Company is a real estate private equity fund that invests in a broad range of value add equity and debt opportunities across all asset types located in major markets of the United States as well as real estate backed securities.

Requirements:
  • Strong understanding of real estate fundamentals with at least 2 years of prior experience in real estate principal investing, investment banking, securitization or structured finance.
  • Aptitude and experience with real estate financial modeling and cash flow analysis using Excel and Argus.
  • Ability to express analysis, both verbally and written, in a clear and concise manner with a high level of attention to detail.
  • Individual must be a self starter with a strong desire to work hard and contribute in a small entrepreneurial work environment.

Other Information:
The analyst will be a vital part of a small team of investment professionals and be relied upon to assist in all aspects of the business including, but not limited to, providing both quantitative and qualitative investment analysis, property and market due diligence, preparation of investment committee and other memos, as well as assisting with portfolio and asset management and marketing activities of the Fund. Position Summary:
Local Atlanta company is seeking a hard working professional with a strong property and partnership accounting background to perform a variety of functions within a dynamic real estate investment organization.

Requirements:
  • Oversee property accounting by third-party property managers
  • Review reporting and monitor property financial performance
  • Manage annual budgeting process
  • Perform all property accounting functions for internally managed properties that do not utilize third-party property management
  • Administer financial aspects of acquisition and disposition transactions
  • Generate long-term investment projections
  • Manage processes including: construction project cost tracking, real estate tax administration, insurance policies, tenant collection enforcement, lease administration, etc.
  • Work with leasing personnel to evaluate potential leases / tenants
  • Complete special projects
  • Cash management, administration and accounting for 15 partnerships
  • Create and monitor corporate budget and performance
  • Perform all corporate accounting functions including A/P, payroll, A/R, etc.
  • Produce working papers for tax return preparer
  • Create taxable income projections for investors
  • Manage investor reporting, compliance and quarterly distribution process
  • Administer investor correspondence and documentation
  • Prepare draw requests and manage lender reserves
  • Serve as primary interface and provide required reporting

Position Summary:
A Manhattan based real estate development company seeks a Development Director who would be responsible for all aspects of several ongoing development projects throughout the United States including being accountable and responsible for the following: feasibility, site coordination, marketing, budget tracking, contract negotiations, coordination of inspections, and communications with all parties involved including customers, developers, and subcontractors. The successful candidate must excel in problem solving while maintaining budget controls.

Requirements:
  • Manages, coordinates, and oversees construction projects from the conceptual development stage through final construction on a timely and economical basis.
  • Coordinates with third party teams which include: development and acquisitions, design, bid solicitation and review, and procurement negotiations.
  • Develops and monitors project budgets and ensures all work is completed within budgetary restrictions.
  • Reviews and approves invoices and otherwise coordinates construction, project and property management concerns.
  • Insures the Project Management team maintains regular communication with field coordinators and construction managers.
  • Participates in the research and development of new construction materials and methods as required.
  • Regularly reports on status of projects, either in person or through written reports and correspondence.
  • Creates and maintains broker network within project market areas.
  • Assesses the viability (from a product and cost perspective) of potential new projects.
  • Prepares business plan for the project, including marketing strategy, budget, capital requirements and disposition strategy, etc.

The successful candidate will have: Bachelor’s degree in the architecture, construction & related engineering fields (or equivalent) is desirable; Masters degree in a related field preferred; Professional experience must include 5 plus years of project development and management; Specific experience in retail is highly desirable; Strong knowledge of development costs, estimating conversion costs, creating budgets, architecture, design, maximizing use, flow and layout of spaces, etc.; A good sense for design and brand aesthetic; Proven knowledge of architectural terminology and process; Capable of developing a complete project schedule independently; Experience in the design and construction management of large building projects strongly desired.

Senior Analyst / Associate (Atlanta)

Position Summary:
Familiarity of different product types, primarily large high-rise office buildings and retail. Prepare cash flow models / valuation and updating of existing owned assets using Excel. Analyze complex partnership scenarios with preferred returns, tiered promotes and other “waterfall” analyses. Create various joint venture structures from simple preference structures to structures with multiple hurdles. Aggregate appropriate data for use in underwriting a property. Create and certify property rent rolls. Facilitate information flow between owner and third-party providers. Extensive use of Excel including creating joint venture structures, calculating IRRs and NPVs, graphing and charting data, and creating portfolio reports by linking several Excel schedules together. Argus experience a significant plus. Create and update monthly and quarterly reports.

Requirements:
  • BA in finance, business or real estate preferred. MBA a plus but is not necessary.
  • Minimum 5 years full-time related prior work experience.
  • Advanced computer proficiency using Excel. Argus experience a plus.
  • Excellent planning, organizational and time management skills.
  • Well-developed interpersonal, communication and management skills.
  • Ability for occasional travel.
  • Work under tight deadlines and in a team environment.
