Contract Position: Access Developer

Position Summary:
We are seeking a contractor (1-3 months to start) to help ACG develop an Access database for query and reporting purposes using a standardized data set.

Requirements:
  • Eligible candidates must be an Access programming guru with an expertise of developing a front-end user-friendly interface to a standardized data set (that does not change). Work may be completed on-site or off-site.

Position Summary:
Primary Duties and Responsibilities – Deal Review: • Familiarity of different product types, primarily large high-rise office buildings and retail. • Prepare cash flow models / valuation and updating of existing owned assets using Argus. • Analyze complex partnership scenarios with preferred returns, tiered promotes and other “waterfall” analyses. • Create various joint venture structures from simple preference structures to structures with multiple hurdles. • Aggregate appropriate data for use in underwriting a property. • Create and certify property rent rolls. • Facilitate information flow between owner and third-party providers. • Extensive use of Argus and Excel including downloading Argus files into Excel, creating joint venture structures, calculating IRRs and NPVs, graphing and charting data, and creating portfolio reports by linking several Excel schedules together. • Create and update monthly and quarterly reports.

Requirements:
  • BA in finance, business or real estate a must. MUST HAVE GRADUATED IN TOP 10% OF CLASS
  • Minimum 1 year full-time related prior work experience (EXCLUDING INTERNSHIPS)
  • Computer proficiency using Excel. Prior Argus experience a plus.
  • Excellent planning, organizational and time management skills.
  • Well-developed interpersonal, communication and management skills.
  • Ability to travel based on client demand (estimated less than 5% travel).
  • Work under tight deadlines and in a team environment.

The position is with a leading national real estate brokerage firm. The company has completed more than $100 billion of transactions in the past 7 years. Responsibilities include analysis of properties using Argus and Excel, review and analyses of leases, historical property financials, and market information, response to RFPs and preparation of offering memoranda, and tracking of due diligence through closing. Analyst will interact significantly with third-party providers including property managers, leasing agents, lenders, and appraisers as well as participate in client meetings.

Requirements:
  • Maintain and build Argus models.
  • Review, analyze, and reconcile operating budgets.
  • Prepare investment offering memoranda.
  • Perform primary and secondary market research and property site inspections.
  • Assist transaction team in other due diligence responsibilities.

Position Summary:
The position is with the leading New York-based real estate investment bank with a strong Atlanta office that assists its clients in the recapitalization of investment grade real estate properties. The company has completed more than $100 billion of transactions in the past 7 years. Responsibilities include analysis of properties using Argus and Excel, review and analyses of leases, historical property financials, and market information, response to RFPs and preparation of offering memoranda, and tracking of due diligence through closing. Associate will interact significantly with third-party providers including property managers, leasing agents, lenders, and appraisers as well as participate in client meetings.

Requirements:
  • Candidate should have outstanding quantitative abilities, computer proficiency in MS Excel and Word, an understanding of real estate and capital market fundamentals, excellent writing skills and transaction related work experience.
  • Significant experience with ARGUS is required.
  • Primary responsibilities include financial underwriting, investor property inspections, due diligence review and marketing brochure preparation for presentation to prospective clients and potential investors

Other Information:
Minimum qualifications include 3+ years of experience in preparing cash flow projections for commercial real estate transactions with education/work experience heavy in finance, real estate, and/or accounting. Quantitative degrees such as finance, accounting and engineering are preferred. High achievement in both college and subsequent work experience must be demonstrable. Annual salary in the $80s or commensurate of experience plus discretionary bonus.
