Base Year Caps

Argus cannot calculate an annual cap any differently than a cumulative cap as the “Limits” function for a Percent of Other line item does not have this option. The calculations are always cumulative in Argus. This does NOT apply to net caps built within the reimbursement method.

Workaround: NONE.

Admin Fee w/ Reimburse After Calculation

Under the reimbursement methods, an Admin Fee can only be charged before or after deductions for the entire model. This option can be toggled in “Modeling Policies”. This cannot be adjusted based on individual tenants.

Workaround: NONE. The most common calculation method must be selected for the entire tenant population.

Leasing Commissions – Pro Fee

The Procurement Fee Leasing Commission option “1^st Month+%” only allows for a Procurement Fee equal to 100%. Commonly used Pro Fees such as 150% cannot be modeled.

Workaround: If pro fee impact is important to projections, User may calculate projected Pro Fees in Excel and utilize % of Lease Year option in lieu of 1^st Month+ %. Workaround takes additional work outside of Argus and requires maintenance in the event things change in Argus given this is effectively a manual update.
